No. Maintenance requirements are not determined by whether a parking structure is precast concrete or cast‑in‑place concrete. All parking garages require a regular maintenance plan to maintain long‑term performance and durability. However, precast parking structures can offer advantages that simplify maintenance over time.

Clark Pacific’s hybrid moment frame system is engineered for strong seismic performance and self‑centering behavior after an earthquake, which can reduce structural damage and allow a parking garage to return to service faster. Precast parking systems also allow vertical MEP routing between floors without penetrating the concrete deck, making future upgrades and repairs easier. Additionally, because the deck does not rely on post‑tensioning (PT), owners have greater flexibility for future attachments, repairs, or modifications within the structure.

Properly designed precast parking garages are engineered to control water and prevent leakage. Clark Pacific has developed proven detailing strategies that address the most common sources of water intrusion in parking structures.

These strategies include careful reinforcement design, crack control, dimensional accuracy during fabrication, and high‑quality concrete finishes. Equally important is coordination of drainage systems, deck washes, topping slab construction, and long‑term maintenance planning. Precast parking garages can often be delivered significantly faster than cast‑in‑place parking structures due to the efficiency of prefabrication and integrated project delivery. Clark Pacific’s in‑house design and engineering teams enable faster decision‑making, improved coordination, and better risk management throughout the project.

Because structural components are manufactured offsite while site work is underway, fabrication and construction occur in parallel. Early design coordination also allows critical elements, such as stair and elevator locations, structural systems, and long‑lead materials, to be resolved sooner and removed from the critical path. The result is a more predictable schedule and faster delivery from groundbreaking to garage completion.
